How much is Murcia property? A guide to prices and regions

With plenty of desirable coastal locations to consider when purchasing a property in Spain, Murcia property can often go overlooked when compared to famous regions such as Costa del Sol. Despite this, it seems that the charms of the city haven’t gone unnoticed by us Brits, as according to Murcia Today, British buyers account for 1 in every 6 property sales in Murcia.

Murcia has something for everyone – the city itself is sizable, but still manages to maintain its laidback Spanish vibe, interesting history, plenty of traditional restaurants and sights to see.

Perhaps due to its ability to fly under the radar next to the Spanish powerhouse regions of Costa Blanca and Costa del Sol, property in Murcia is still surprisingly reasonable. Take a look at what you could get for your money in Murcia.

Under €100,000

With fewer Brits than ever being able to afford property in their own home country due to the high property prices, lack of government assistance and ever-increasing taxes, finding a suitable property for under €100,000 may seem like a pipedream. Fortunately, with Murcia property, this is not the case.

In general, as with most locations in Spain, the further from the coastline you are willing to go, the more affordable the properties become. This shouldn’t be seen as a negative, as the Murcia countryside is truly beautiful. Take the semi-rural location of Fortuna, a town known for its naturally found thermal spas. Here, you’re just 20 minutes from Murcia city centre, 45 minutes from the beach, and could scoop up a 2-bed semi-detached property with a garden for €100,000.

If you’re still looking for a beachside getaway property within this budget, you’ll be looking at 2-bed resale apartments. Some of the smaller coastal towns, such as Santiago de la Ribera, may have some resale properties on offer at this price range.

€100,000 – €150,000

With a budget of up to €150,000, you can really start to explore some wider options location-wise. You’re probably still looking at 2-bed properties, but think new build apartments in ‘up and coming’ areas.

You could also bag a resale apartment in the most desirable areas for Murcia property such as La Manga, the 21km seaside spit separating the Mediterranean Sea from the Mar Menor lagoon.

With Murcia becoming more popular with some top developers and architects, there are now a number of brand new developments to choose from in areas such as San Pedro del Pinatar that are becoming increasingly desirable. New build developments tend to benefit from landscaped gardens, a shared pool and a sense of community, offering you real value for money.

€150,000 – €250,000

With a budget of €150,000 – €250,000, you can expect to have your pick of top properties in the most desirable locations, and 3 rather than 2 bedrooms. You’ll commonly find 3-bed, brand new villas for this budget.

If you’re still interested in an apartment (rather than a villa) within this price range, you really will have your pick of the bunch. You’ll be able to choose between 3-bed penthouses or luxury garden apartments.

You’re also much more likely to find a property that suits your requirements whilst being walking distance from the beach too. There are a number of residential coastal areas such as Los Alcázares, La Manga and San Pedro del Pinatar that offer 3-bed+ villas that also feature their own private pools, giving you the best of both worlds.

€250,000+

Unlike with Costa del Sol property, where a budget north of €250,000 may still only get you a 1 or 2-bed apartment, in Murcia you’ll find you have plenty of choice.

In whichever area of Murcia you’re looking, €250,000+ will get you your choice of any newly built 3-bed villa that is on the market. Whether that’s coastal or countryside, you can have a detached, luxury villa. If the property is still under construction, you’ll also often benefit from being able to make custom requests, such as adding a pool, outside kitchen, garage etc.

For golfing enthusiasts, there are often plenty of new-build villas situated on prestigious courses such as La Manga Golf, Lo Romero Golf, and Mar Menor Golf. These exclusive developments will offer a taste of luxury, and often include access to the courses and/or clubhouse.

As with the lower budgets, the further north of the coastline you head, the more you’ll get for your money. If you’re looking for a more rural, countryside property, you can often find resale villas with huge private plots for less than you could pay for an apartment on the seafront.

With a budget of this level, the sky really is the limit for Murcia property. We can even offer viewings for properties on the market for €1,000,000+ for those really looking for a showstopping property with everything from its own sauna, gym, 4-car underground garage, bar and more!
